A properly structured business plan has to be based o real data. When I did buy the first property it was a complete ruin in the upcoming neighborhood it was a bargain at the same time it was a money sinkhole  It was an empty building with a need for quick repairs. When I decided to buy home with potential for the hostel I look at a few key issues. Location, location, and location. Yes if the price is right which means it is undervalued than it is even better. Amazingly enough, I did find quite a few gems in this hot market. Since the average price of a home in Wilanow is from 12000 do 15000, I have few homes with a price below 5000 sq meter. New homes go for as much as 40.000 sq meters, the same time for me the most important part is if I can convert the property in the income cash machine. Imagine if we buy at this price and rent out or sale we 10 fold the investment in a short time. Of course, the investment requires a significant down payment and it will take a lot of work, At the same time you earn money basically from day one and the return on investment is really amazingly high and risk basically no existing.
